Security Storage Units in Echuca, a town located on the banks of the Murray River, made a significant impression on the region when it first opened in the early 2000’s. The building was completely purpose-built with a second story residence above the front building, and the site also includes a car wash and garage door business. The premises are fully fenced with automated gate entry through individual pin numbers. These pin numbers also control the individual door alarms on each unit. The centre is extremely well-lit externally with mercury vapour lighting as well as internal automatic fluorescent lights that are activated upon entry to the buildings. On tops of this, all areas are covered with video surveillance and the centre receives security patrols.
Situated in Ogilvie Avenue, it receives great exposure to passing traffic. The owners, Neville and Trish Freeman, have certainly capitalised on this by creating a very stylish building that appeals to the eye and is complimented by landscaping along the nature strip. The rendered finish, feature entrance, line of palm trees and window alcoves all make the building stand out and present the business very professionally. It is little wonder that the facility receives a more than 50% of its customers from drive-by enquiries. They also have a significant number of commercial clients and a high occupancy rate despite a possible over-supply of units in the area.
However it has not all been smooth sailing for the business as it took 18 months to the get the project started largely due to the local council. “We were surprised that the council was not more supportive of our concept,” Trish said. “We went through numerous revisions and alterations in order to meet planning requirements. We put a lot of though and effort into the planning of the facility, sourcing as much information as we could to ensure we were meeting the needs of prospective clients. The SSAA was particularly helpful with the administration manual, agreement, research and benchmarking standards”.
Regardless of initial difficulties, this facility is not just about how it looks. While the prominent position and presentation of the building gets potential clients through the door, it is the security and professionalism of the operation that retains them as customers. The Freeman’s pride themselves on customer service. “There is no point in having a business that looks as good as this if potential customers do not receive a level of service to match. Everyone that walks into the business is greeted with a smile, and all phone calls are answered promptly with a friendly voice. We make sure our customers understand all the details of self storage, their roles and responsibilities as well as ours”. While the business may not be the cheapest in the region the level of service is well worth it.
